Can park management threaten eviction of a Mobile Home Tenant for not cleaning gutters?
Park Management at the Mobile Home Park where I live threatened eviction today after they cursed children and a parent told them to stop cursing at them, which they then cursed this tenant. They also intimidate the residents into submission. They are given notice that gutters must be cleaned, leaves raked, toys picked up, residents not allowed to work on auto to change oil, change tire, fix brakes, or anything other reason they may come up with. Can they do this? Isn’t there laws to protect the residents of a Mobile Home Park? Who would you contact for help in this matter?
"Can park management threaten eviction of a Mobile Home Tenant for not cleaning gutters?" – If that is a condition of the lease, of course.
"Isn’t there laws to protect the residents of a Mobile Home Park?" – Yeap. And there are laws that protect the owners as well.
It is legal to prohibit work on cars, require yard work and gutter cleaning and to require that the property be kept clean.
Parks are allowed to have rules concerning the look of your lot and they can evict you for failure to comply.

You should check the rules of the park. They are entitled to enforce those rules unless the rules themselves are illegal. If you don’t like their legal rules you have the option of moving.

Yes there are rules on your lease and you have to follow them. Everything you are mentioning sounds very reasonable for them to demand the tenants do.

They own the land, they make the rules. Get a copy of their rules and regulations, but they will probably just change them if you point things out.

Unless something is specifically stated, then it is not valid. Unless something is specifically forbidden in the lease or that is illegal, there’s nothing the managers can do. You however can sue them for harassment if they are swearing at your children or you. And, they have no right to go on your lot, unless they are making an emergency repair or have given you noticed that they’re coming to talk to you.
